Transforming Tysons: Citizens Invited to See First High-rise Project

Information session in Vienna Thursday comes ahead of Sept. 8 public hearing

 A year after adopting a city plan for Tysons Corner, Fairfax County is preparing to review the first high-rise mixed project under the new plan.

The county envisions transforming Tysons Corner into the economic engine of the county and Northern Virginia, by concentrating high-rise offices, apartments, and condominiums complete with stores around four new Metro stations.

Tysons Corner, now home to about 20,000 would grow to 40,000 people, mostly young singles and retired Baby Boomers, over the next two decade.

 Residents will get an early look at how the county may handle new Tysons development at a Thursday meeting at the Vienna Town Hall, where Supervisors Cathy Hudgins (Hunter Mill), Linda Smyth (Providence) and John Foust (Dranesville) will present the first two of a three-part application by the Georgelas Group.

The Georgelas Plan is the first one to apply the new ambitious mixed used zoning cagetories.

The meeting, which will also feature representatives from the Georgelas Group and the county's planning staff, comes ahead of a scheduled Sept. 8 public hearing at the county's planning commission.

The Georgelas Group's plan to develop nearly 32 acres of land near the future Tysons/Spring Hill Metro Station made an early debut at an open house in June.

Since then, the application has been divided into three parts. The first two will be presented at Thursday's meeting and the Sept. 8 public hearing; the last has not yet been scheduled to come before the planning commission.

The applications propose turning the area – now marked by car dealerships, small offices and low-level industry buildings – into three residential neighborhoods with supporting retail and services.

Neighborhood 1 (Not yet up for review) (Route 7 between Tyco and Spring Hill) ~17 acres
Neighborhood 2 (SE quadrant of intersection of Spring Hill and Greensboro) ~9 acres
Neighborhood 3  (between Spring Hill and Tyco, opposite Greensboro) ~5.5 acres

Total Site Area: appx. 31.5 acres

Among other notable changes, the plan would relocate the Fairfax County Fire Station No. 29 to "Neighborhood 3," but keep two large existing office buildings in the first application area, "Neighborhood 2."

The plans also include new roads, green/"civic" areas, office space and residential and hotel towers.
